planning to build? - what is the process?

Whatever your home goals are, C.T. Johnson Homes, stands ready to turn your dream into a reality. We build homes for every budget, but always use products built to last and built for our coastal climate. Weather at the coast can be rough, so for this reason we have implemented standard use of products and materials that will last, such as: we always use plywood for wall and roof sheathing and never wafer board, and we always install a 50 year roof with 130 mph wind rating. Our attention to every detail will not only save you money, but will provide best value possible.

Step 1 - What are the requirements for your new home?

We will work with you to find plan that fits on your property, meets the needs for your family and fits within your budget… Does your property need developing? land clearing, driveway, utilities? (power, water, septic, natural gas)? Will an HOA need to review your plan? These are all things that we provide as a part of your new build.

Step 2 - Do you have a home plan or financing in place?

If you have a plan we can figure out your cost to build or if you don’t yet have a plan, we work with seasoned professionals who can design your home to meet all of your specifications! Whether you already have a plan in mind, or just have ideas drawn up on a notepad, we can take it to our team who will provide a design that meets the needs of your family and meets state and local building code criteria.

If your don’t yet have your financing in place, we work with several different lenders that can help you with your financing needs and make the building process easy.

Step 3 - Preparing the Contract.

From here we will finalize a building contract that includes all the details of your new home…such as: development costs (power, water, etc.), type of roofing, type of flooring throughout the home, type of trim, appliances, paint colors, style of windows, interior and exterior hardware…and so on!

Step 4 - Permitting.

The permitting process begins and on to building your new home!
